Third & Urban acquires Georgia 400 Center

Atlanta-based real estate firm Third & Urban has acquired the Georgia 400 Center, a 24-acre, three-building office complex located at the intersection of GA-400 and Haynes Bridge Road in Alpharetta. The deal marks the firm’s fifth acquisition this year, under its new strategy to invest in “undervalued commercial assets across the Southeast,” said Third & Urban. The Georgia 400 Center includes three six- and seven-story office buildings totaling more than 430,000 square feet. 67% of the development is leased to a variety of tenants, including companies like Morgan Stanley, Century Communities of Georgia and Toll Brothers. Third & Urban says that it plans to upgrade the Georgia 400 Center with new roofs, refreshed lobbies and a modern tenant amenity lounge that features a bar, conference center, recreational games, as well as operable glass walls that open to an outdoor courtyard. Georgia 400 Center joins a growing list of properties in Third & Urban’s Southeast Atlanta portfolio, with other acquisitions including Northridge Commons (470,000-square-foot industrial campus in Sandy Springs), Dunwoody Park (eight-building office campus in Dunwoody) and a street retail portfolio in Virginia-Highland. Other projects the real estate firm has in the works are Hillcrest, an 8.1-acre mixed-use development in Sandy Springs, along with a 32-acre site at Corporate Square in Brookhaven that Third & Urban plans to transform into a walkable mixed-use district.
